Executive Director

The Executive Director is responsible to the Delta Development of WNY Board of Directors.

Description

Executive Director provides leadership and has overall responsibility for the day-to-day operations of a not-for-profit housing development and management company.

  1. Has specific knowledge of and experience in the administration of all Federal, State and Local programs that provide funding for multi- family affordable housing
  2. Has experience developing properties including affordable housing opportunities; and
  3. Has experience with managing property management firm including management operations, financial management, project evaluation, and reporting.

Executive Director leads a strong staff team that capably manages Delta's property portfolio and has access to consultants (as needed or desired) to support housing development efforts.

Duties and Responsibilities

Corporate Management

  • Provide leadership and vision for
  • Oversee financial operations; creating and monitoring effective financial
  • Prepare annual operating
  • Develop, implement and oversee company policies and
  • Hire, train, and supervise administrative, accounting, program, and support staff. Provide overall HR
  • Report to Board of Directors, funders, and regulatory bodies (as required).

Project Development Area of Emerging Importance for Board of Directors

  • Identify sources of funding and oversee the preparation of funding
  • Oversee Project Manager and provide oversight on property
  • Handle negotiations with funding entities (including government representatives) and other groups relevant to the development
  • Draft development budgets and secure other financial data as

Property Management

  • Oversee operations of all properties under
  • Monitor the reconciliation of all property financials on a monthly
  • Oversee annual property operating
  • Oversee compliance with all regulatory
  • Complete reports to federal and state agencies as
  • Review audits and complete monitoring reports to federal and state
  • Monitor site staff
  • Oversee marketing and promote Delta Standard of
  • Prepare timely progress property reports to the Board of
  • Identify opportunities to provide property management assistance to local

Skills

  • Excellent writing skills (including experience with grant writing and reporting)
  • Strong ability to communicate with residents, staff, regulatory agencies, community leaders
  • Keen financial acumen
  • Strong community engagement and relationship building skills
  • Strong leader with ability to problem solve
  • Ability to recognize and foster employee strengths and optimize team performance

Minimum Requirements

Education

Bachelor's Degree in Urban Planning, Community Development, Business Administration, or related fields

Experience

8-10 years' progressive experience in multi-family housing management/development with 5 years of staff supervisory experience
